Aran has entirely refurbished a local authority residential home adversely affected by severe mould and condensation issues. Historically, previous attempts had been made to refurbish and improve the property, however these had proved unsuccessful due to the construction of the house.
The work carried out by Aran has entirely renewed the property, creating a safer environment for residents to live in and significantly reducing the risk of future condensation issues.
The Challenges
The external wall of the property had been built using the rat-trap bond construction method, meaning the cavity walls could not be insulated in a traditional way. As a result, condensation issues had been developing for several years, creating a significant build-up of mould
The local authority had faced difficulties themselves when looking to undertake upgrades to meet government targets, with issues ranging from the construction type of some of their properties to the cost of rehousing residents. Previous maintenance had been carried out to this particular property, but the insulation upgrade had either not been considered or regarded as too problematic at the time.
Additionally, with the building being in a conservation area, the team could not apply external wall insulation as an option.
The Solution
Aran were instructed to undertake a survey at the property, due to residents suffering from health problems exacerbated by the damp and mould, the extent of which was some of the worst ever seen by the project coordinator. After reviewing internal photos of the property, a detailed plan of action was formulated.
Working closely with the local authority, Aran prepared and undertook a comprehensive plan to resolve the situation.
To minimise disruption and protect the families from the impact of the project, the residents were temporarily rehomed, and the following works were completed:
• Full fungicidal wash
• Internal wall insulation
• Painting all internal walls
• Replacement of all internal doors
• Sanding and painting of wooden floors
• Kitchen refurbishment, including new kitchen worktops
• Bathroom refurbishment
In the first phase, all old materials, including the kitchen and bathroom fixtures, were extracted and a thorough fungicidal wash carried out. Secondly, installation of internal wall insulation was completed, followed by plastering and painting.
In the third phase, a new kitchen, bathroom and associated pipes were installed, before all internal doors were replaced, primed and painted. Ceilings and walls were also repainted. Finally, all the floors were sanded, washed, and varnished in preparation for the residents’ return.
The Result
Within four weeks the hard work and services provided by Aran had transformed the property, creating a safer and more sustainable property and an attractive, modern home.
The residents were thrilled, saying they would now be proud to invite friends to their house. These radical improvements have obvious instant benefits, but in addition the new insulation also drastically reduces the risk of condensation and mould build up recurring.
As a result of Aran’s expertise, the property is enjoying a new lease of life, with happier tenants and a safer, healthier future.
